Build homes people want to own

New construction lets you decide the design, the finishes, and the finished value. That’s the work this program prepares you for.

What you’ll learn: a project from start to finish

Tap any step to see what it covers.

  1. Find the land

Source lots, and know what makes one worth pursuing.

Learn where to look, how to read a lot’s size, shape, and utilities, and how to spot the ones that can work before you spend money on them.

  2. Run the numbers

Test feasibility, budget the build, and decide before you commit.

Build a simple budget covering land, construction, soft costs, carrying costs, and the sale price. Know your margin before you make an offer.

  3. Clear zoning and permits

Understand what you’re allowed to build and how approvals work.

See what the zoning allows, which approvals you need, and how to move through your local permit process without surprises.

  4. Fund the project

Line up construction financing and plan how you’ll exit it.

Understand construction loans, how lenders evaluate a deal, and how to plan your exit: sell the home, or refinance and hold it.

  5. Manage the build

Hire the team, keep the schedule, and control costs.

Choose a builder, set the schedule and payment draws, and keep costs from drifting while the work is underway.

  6. Sell or hold

Sell the finished product, or refinance and keep it.

Price and market the finished home, or move it into long-term financing and keep the asset.

Developers decide with numbers. Enter a few figures and see the profit and margin on a ground-up project. The starting numbers are only examples, so replace them with your own.

Taught by someone who builds

Nick Williams built a successful development business before he started teaching. He made the move from investing and real estate into new construction, and he knows the decisions that matter along the way.

Now he helps other investors and realtors make the same transition, with the lessons that come from doing it, not just studying it.

Replace this paragraph with Nick’s real story: projects completed, years in the business, and what he wants students to walk away with.
